I Chronicles 21:22Sefaria

King David faces a severe national emergency. A deadly plague is ravaging the people, and he must urgently acquire a specific plot of land to build an altar to God. The ensuing negotiation over this threshing floor is far more than a standard real estate transaction. It is deeply rooted in moral and legal considerations regarding how one should properly dedicate a site for the service of God.

David approaches Ornan with a clear demand to purchase the land for its exact and full monetary weight and value [מצודת דוד]. He refuses to accept the property as a gift, nor is he willing to make a mere symbolic payment just to validate the transfer legally. David understands that the dire need to halt the plague demands a flawless, complete purchase at the true market value of the property [חומת אנך]. Only through this proper acquisition and the subsequent construction of the altar will the disaster be stopped and prevented from harming the people further [מצודת ציון, מצודת דוד, ביאור שטיינזלץ].

As the two men speak, a complex legal and psychological dynamic unfolds. Ornan offers to give David the threshing floor entirely for free. According to the law, when a prominent figure such as a king accepts a gift, the sheer honor and pleasure the giver experiences are legally viewed as actual monetary compensation. By offering the land this way, Ornan subtly suggests that David can accept the gift without violating the moral ideal that a person should refuse presents. To prove his offer is completely sincere and not driven by pressure or intimidation from the king, Ornan wholeheartedly offers to include the cattle, wood, and wheat at no cost [חומת אנך].

Despite Ornan's pure intentions and the legal validity of acquiring the land through the elevated status of the king, David remains firm. He recognizes the deep respect Ornan is showing him but insists on a dual form of acquisition. He accepts the legal weight of a king receiving a gift, but he also demands to pay the exact financial value in full. David is determined not to present God with a free offering that cost him absolutely nothing [חומת אנך].
